Redevelopment of the Missoulian Site (500 S. Higgins) WGM Group Inc. is in the process of submitting a rezoning application for 500 S. Higgins and would like to share their vision with you. Currently, the property is zoned Missoulian PUD. The existing PUD only allows for the continued use of the site by the Missoulian or another business of the same nature. Since this is an unlikely event, rezoning will be necessary for any future use of the property. The full proposal includes the relocation of existing boundaries, reverting to a prior base zoning district of C1-4 in the area proposed for redevelopment, and zoning OP1 for areas outside of the proposed development. C1-4 zoning allows for mixed-use residential and commercial developments, while OP1 is an open space district with limited uses permitted. The C1-4 zoning district matches the adjacent zoning to the west and south, is recommended by the City of Missoula Growth Policy, and will support the goals and objectives of the Downtown Master Plan.
