It can be overwhelming to research a property before purchasing or planning a project on property. There are a variety of tools and resources that you should use when researching your property. We have broken down steps and resources for your below.
Use the Missoula County Property Information System to lookup a property by address, last name, geocode etc. with this powerful mapping tool. You can view tax info, CAMA data, applicable overlay districts, approximate parcel boundaries, search documents recorded to the property, utility information, past deeds, and plats.
Look up the zoning district of your property, any overlays with additional standards and the land use designation by using the 'What's my Zoning?' map tool. Instructions for using 'What's my Zoning?' to look up information about your property are included on that page.

To determine if your parcel is located in the floodplain, follow the instructions next to #7 on the 'What's my Zoning?' page for how to turn on the 'National Flood Hazard Layer'.

The City of Missoula Permit Atlas is an interactive web map where you can look up current and past permits throughout the City of Missoula. Search by address or by zooming in to a neighborhood and selecting the icon on the parcel.
We recommend trying the Permit Atlas as it integrates with the portal, but allows you to search in a visual way on the map. You can also access most of the permit records on properties dating back to 1991 on the City of Missoula Permit & Licensing Portal. You do not need to login to look up property information, and search for historical and current permit and license records. You can also submit a records request for permit and license information prior to 1991 or for in-depth information that is not publicly available on the portal (such as approved building plans).

The City of Missoula replaced Buildingeye with the Permit Atlas effective January 18,2024 in an effort to to improve access to current information regarding building and land development in our community and neighborhoods.
You can search for city utility records by address on the City of Missoula Public Utility Map. Sewer or water is considered 'available' if it is located within 200' of a properties parcel boundary. Parcels with available sewer/water services are required to connect to the city utility systems upon construction.
The City requires all properties within city limits that have sewer available to be connected upon sale or transfer of the property. For more information, please visit our Connect on Sale page.
Properites outside of city limits and within the Utility Service Area may be required to connect to city utility systems upon construction.
